CUYAHOGA COUNTY - In July, the Cuyahoga County Fiscal Office began mailing new property valuation letters to County property owners. Property owners who do not receive their new property valuation notices in the mail by Monday, July 22, are asked to contact the Cuyahoga County Fiscal Office at 216-443-7420 (option 3) to receive their property value information.
As mandated by state law, Cuyahoga County conducts a property reappraisal every six years to determine the value of all properties within the County. The proposed results, pending final approval by the State of Ohio, show an average increase of 32% in home values across Cuyahoga County, ranging from 15% in Hunting Valley to 67% in East Cleveland. An increase in property valuation does not necessarily mean property taxes will increase. Cuyahoga County encourages property owners to use the tax calculator to estimate their new property taxes.
The County is hosting four community meetings to discuss the reappraisal process, updated valuations, and property taxes. Residents are strongly encouraged to attend. All meetings will be held from 6 p.m. - 8 p.m. at the following locations:
Monday, July 29
Saint Agnes Our Lady of Fatima Church
6800 Lexington Avenue, Cleveland
Tuesday, July 30
Tri-C Eastern Campus Theatre
4250 Richmond Road, Highland Hills
Wednesday, July 31
Tri-C Western Campus Theatre
11000 W. Pleasant Valley Road, Parma
Thursday, August 1
Urban Community School
4909 Lorain Avenue, Cleveland
Property owners who would like the Appraisal Department to reconsider their proposed valuations can file for informal review by August 30th.
Formal tax complaints can be filed with the Board of Revision from January through March 2025.
