Delinquent Tax Payment Plan


The Cuyahoga County Treasurer’s Office has written a formal tax delinquency policy in the interest of giving our taxpayers a clear understanding of what to expect if they fall behind on their taxes. Please call our office at 216-443-7400 Option 1 with questions.

 

Current taxes that are not paid by the close of the collection will be assessed a 10% penalty. If payment is received in full within 10 calendar days of the closing date the 10% penalty will be waived. Postmark is not honored when assessing late penalties, payment must be received in the Treasurer’s Office within the 10-day grace period.

The Annual Interest Rate for delinquent real estate taxes is 12%, per written order of the Cuyahoga County Treasurer, as certified by the Ohio Tax Commissioner. The interest charge is assessed as follows:

  • September 1st – 9% Interest charged on prior year(s) unpaid balance
  • December 1st – 3% Interest charged on current and prior year(s) unpaid balance

Payment plans may be available for homeowners who live in their own home.

Property owners that default on a payment plan may be required to pay 10% of the delinquent balance as a down payment to enter into a second contract.

 

Requirements for delinquent payment plans:

To enter into a delinquent payment plan you must be the deeded owner of the property or have documentation giving you legal authority to enter into a contract on behalf of the deeded owner. Please have the following with you to establish a contract:

  • Photo identification
  • Voided check or bank statement with an account and routing number if you choose automatic monthly deductions (ACH)
  • If applicable; Power of Attorney or Probate Court documents
  • Articles of Incorporation if the property is in the name of a business
  • Payment:
    • Properties that have not started the foreclosure process are required to have the first payment to start the contract. Depending on the length of time to the closing of a collection period, you may be required to also pay the current tax in full to enter into the plan
    • Properties that have started the foreclosure process will be required to pay any title and court costs in addition to the first payment. Payment MUST be made with certified funds (cash, certified check, or money order)
    • Non-owner occupied propertied may be required to pay 10% of the delinquent balance as a down payment

You must pay your future current taxes in full and on time in addition to the monthly delinquent tax payment plan installment.

While on a valid active delinquent payment plan, you will not be subject to a Tax Certificate Sale nor will said parcel be offered at a Sheriff’s Sale.
