Mobile home taxes are due March 1st and July 31st (or the first business day following if those dates fall on a weekend or holiday).

E-check and credit card payments require 5-10 business days for processing; the date the payment was submitted is the posting date and is the date considered for timely payment.

Please allow 7-10 days, after the close of the collection, to complete posting of all timely payments.

Check your email for a confirmation message. Please keep this information as record of your receipt. If you do not receive a confirmation message, the payment was not properly submitted. Contact your bank or credit card company to confirm the transaction was completed.

Taxes not paid by the closing date will be charged a 10% penalty if payment is not received in full within 10 calendar days of the closing date. Postmark is not accepted for late payment.

Our electronic records may take several days to reflect transactions. If you have received notice of a returned payment from your bank, this will ultimately reflect in your payment history. Please submit a replacement payment to correct the transaction.

Technically, the owner of record at the time the bill is due is responsible for debts owed on the property. However, if there was a purchase agreement between buyer and seller, please review it to determine each party’s responsibilities on this and all other matters involved in the transfer of the property. If you are unsure how to read the agreement, please seek assistance from the mortgage or title company that handled the transaction.

The owner is responsible for timely payment of their taxes. Bills are sent directly to the taxpayer if there is a tax adjustment or if for any reason the link between the mortgage company and our billing department was disrupted (i.e. refinancing or a sale of the mortgage to a third party). If you received the bill, forward it to your mortgage company. Information about where this should be sent is usually available on the rear of the mortgage statement or bill.

Taxpayers that wish to make their payments before the end of the calendar year should obtain a stamped paid receipt from the Treasurer's Office by 4:30 p.m. on December 31st. Even with a December 31st postmark, check payments will not be processed until the following business day (or later). Taxpayers should consult with an IRS advisor for information about claiming property tax payments for income tax purposes. 

Homestead Exemption is a credit on property tax bills available to homeowners aged 65 years or greater, residing in their home with qualifying income or any individual totally and permanently disabled with qualifying income. In general, Cuyahoga County real estate tax information is a public record. The tax information provided online contains the same information as that found on a tax bill.

If you are delinquent on your property taxes, please call the Treasury office at 216-443-7400 to talk to a tax services representative. They can assist you in obtaining a delinquent tax payment plan. Plans vary, so discussing your personal issue is imperative.

A tax lien certificate is placed on the property. The lien is recorded with the County Fiscal Office, Transfer and Recording Department. This certificate entitles a third-party entity to collect the debt obligation.

While payment plans are typically available, tax lien certificates entail additional fees and interest. We encourage all who are able to establish a delinquent tax payment contract to avoid inclusion in lien sales.
