Delinquency


Current tax payments that are not received within 10 days of the due date (or postmarked by the due date) will be assessed a 10% late penalty.

The annual interest rate for delinquent real estate taxes is 12%, per written order of the Treasurer as certified by the Ohio Tax Commissioner.

Failure to pay property taxes will lead to tax foreclosure and the loss of property.

It is in the interest of all taxpayers to pay taxes by the due date - and to make payment on late taxes as soon as possible. The following are resources available to assist taxpayers in doing so.

 

Formal Tax Delinquency Policy

The Cuyahoga County Treasurer’s Office has written a formal tax delinquency policy in the interest of giving our taxpayers a clear understanding of what to expect if they fall behind on their taxes. Please call our office at 216-443-7400 Option 1 with questions.

Payment Plans

Our office offers payment plans to taxpayers who have fallen behind in order to assist them with getting back on track. Taxpayers on payment plans for delinquent taxes are still responsible for remaining current on property taxes that are not part of the delinquency.

Bankruptcy

Taxpayers in bankruptcy are still responsible for remaining current on property taxes that are not a part of the bankruptcy claim. Taxpayers may opt to have those current tax payments included in their bankruptcy plan or self-pay directly to the Treasurer.

Sheriff Sales

When a taxpayer fails to pay taxes, and does not redeem their property during the foreclosure process, the property will be sold at a Sheriff's sale.

Tax Lien Certificate Sales

Ohio law allows the Treasurer to sell tax lien certificates - and the right to collect on those certificates - to third parties to recoup back taxes. Our office does, from time to time, sell tax lien certificates.
